The Modern Modular Transformation

Occupied Home Staging in a Townhouse in Evanston

The Result

- The home felt 20% larger in professional photography.
- Sold in 2 days for 10% over asking.
- Utilized 80% of the owner’s existing furniture

The Challenge

The living room felt overwhelmed by an oversized modular sofa that cramped the floor plan. A randomly placed storage cabinet was ‘hidden” at the entrance, leaving the room feeling out of proportion with the high ceilings. The dining room’s built-in bookshelf had become a visually crowded catch-all, lending a sense of stagnation to the entire space.

The Solution

A Cohesive Narrative: Now a well-styled shelf gives the whole room a sense of order.

Repurposed Functionality: We detached the ottoman from the sofa and repurposed it as a coffee table, opening up the walking path and improving the room’s flow.

Created a Focal Point: We relocated the entryway cabinet to the primary wall, to create a sophisticated anchor for the room.

Visualized Vertical Scale: By placing a lamp and hanging two large art on the cabinet, and a tall plant tucked at the corner of the room, we drew the eye upward, finally utilizing the home’s impressive vertical scale.
